For all bookings placed on or after 1st January 2026, all bookings placed directly with Peak Venues, via our website, by telephone or by email include an automatically applied, non-refundable Damage Waiver fee. In return for this fee, Peak Venues waives its right to recover the cost of accidental damage you or your party may cause to the property during your stay, up to the limits set out below. The Damage Waiver is not an insurance product and does not replace travel insurance or provide personal or third-party liability cover.
The Damage Waiver is designed to cover reasonable, accidental damage that may occur during a normal stay. Examples include:
Broken crockery or glassware
Accidental spills causing minor stains
Minor damage to furniture or décor
Accidental damage to appliances
Minor damage to carpets or flooring
Minor damage to outdoor furniture
Damage to bedding, towels or soft furnishings
Replacement of small items such as remote controls, lamps or kitchen utensils
Where damage is accidental and within the relevant cover limit, Peak Venues arranges and pays for repair or replacement, and no further payment is sought from the lead guest.
The waiver does not cover deliberate, reckless or negligent behaviour, or damage resulting from a breach of our booking conditions. In these cases Peak Venues reserves the right to recover the full cost of damage, additional cleaning and associated losses from the guest.
Examples of Exclusions include:
Deliberate or reckless damage to the property or its contents
Damage caused by misuse of equipment or ignoring house instructions
Damage caused while intoxicated or through unsafe behaviour
Tampering with or damaging safety or security equipment
Smoking or vaping inside the property
Use of fireworks, smoke bombs, confetti cannons or similar items
Unauthorised parties, events or over-occupancy
Misuse or contamination of hot tubs and outdoor equipment
Pet-related damage or fouling (chewing, scratching, soiling, excessive hair, etc.)
Lost or damaged keys, lock changes or security call-outs
Excessive or specialist cleaning (e.g. biohazard, heavy grease, large spillages, waste removal)
Excessive damage to outdoor furniture
Any damage above the applicable cover limit for the property
Loss of rental income where significant damage prevents future bookings
Where damage falls outside the waiver or exceeds the cover limit, we will contact the lead guest with a clear explanation and supporting evidence.
Before your stay: The Damage Waiver fee is automatically added to your booking total. No refundable security deposit is taken by default. You are able to opt out of the Damage Waiver after booking and revert to the standard Security Deposit process (payable with your balance 6 or 12 weeks before arrival, depending on the property). Please see the FAQs below for how to do this.
During your stay: Please treat the property with care and report any accidental damage as soon as reasonably possible.
After check-out: Our housekeeping and property teams inspect the property and record any issues with photographs and notes.
If damage is covered: Peak Venues arranges and pays for repair or replacement up to the relevant cover limit; no additional payment is requested from you.
If damage is not covered: If damage falls outside the waiver (for example, deliberate damage or costs above the cover limit), we will contact you with details, costings and next steps.

The Damage Waiver removes the need for a large security deposit, creating a smoother booking experience and peace of mind should genuine accidents occur. It also helps reduce post-stay disputes, allowing you to relax and enjoy your stay.
No. The Damage Waiver is a non-refundable fee that forms part of the cost of your booking. It replaces the previous model of holding a refundable security deposit.
No. It covers accidental damage only, up to the applicable cover limit for your property. Deliberate, reckless or negligent damage and certain specific categories (such as smoking indoors, unauthorised parties or pet damage) are excluded and may be charged in full. See Section 2 for more details of what the damage does and does not cover.
Yes. The Damage Waiver is not travel insurance and does not cover cancellation, personal belongings, medical issues or personal liability. We strongly recommend that all guests take out comprehensive travel insurance appropriate to their needs.
If the cost of accidental damage exceeds the cover limit for your property, Peak Venues may seek to recover the excess amount from the lead guest. A full breakdown of costs and supporting evidence will always be provided.

Yes, the Damage Waiver is optional. It is automatically applied to your booking, as the vast majority of our customers find it preferable to the standard Security Deposit process.
However, you reserve the right to opt out of the Damage Waiver and instead pay a refundable Security Deposit with your balance payment (6 or 12 weeks before arrival, depending on the property). If you wish to opt out, please call us after placing your booking on 01629 888666. We will refund the Damage Waiver and set up the Security Deposit instead. The Damage Waiver is a contractual arrangement between you and Peak Venues. It is not an insurance policy and does not provide personal or third-party liability cover. The Damage Waiver is subject to our full Booking Terms and Conditions, which take precedence in the event of any conflict.
