Bedroom and Bathrooms

Manifold Barns is a stunning converted barn with a total of seven bedrooms (three ground floor)  and seven en suites, with a further four ground floor en-suite bedrooms situated in the next door Manifold Barns Annexe. Each bedroom boasts stunning wallpapers, plump cushions and luxurious bedding. Most bedrooms offer the flexibility of twins or double beds and some have additional bunk beds for children. 

A useful kitchenette for tea/coffee making is provided in the annexe.




Cooking and Dining

The main communal dining room has high beamed ceilings, warm lighting and oak floors throughout. You can dine with a view! With large glass doors enjoying staggering uninterrupted views of rolling hills and offering flexible dining arrangements for up to 48 guests.

The stunning designer kitchen leads off this amazing space and is fully kitted out with a bespoke range of modern units which incorporates a generous island with stool seating. The kitchen is well stocked with all the equipment and mod cons required to cater for large groups.

You can choose to totally self cater or we can recommend outside catering companies and private chefs.




Living Space

Leading off the main dining room, the Manifold Barns has a beautiful sitting room with soft seating, cosy sofas and beautiful feature fireplace. Gather round the log burner after an active day exploring the Peak District.



Super Games Room

The Games Room is located in a converted stable with exposed stone work and beamed rafters and is furnished with a full-size pool table. To the far end, sink into huge velvety bean bags in a chill out area with a log burner and a wall mounted TV. There is a kitchenette, WC and WiFi. The Games Room measure 26' x 20' (8mtrs x 6mtrs)




Garden and Outdoor Space

Outside to the rear of Manifold Barns is a sizeable patio with lawned gardens and views of rolling hills beyond. There are plenty of picnic benches and a charcoal BBQ  available for use from 01st April through to 31st October, please supply your own charcoal and lighting equipment, so you can eat and drink whilst enjoying some fresh country air.

Access to Manifold Barn is via a narrow lane which is therefore unsuitable for Coaches to travel along

There is a 7kw smart electric vehicle charging point on the outbuilding in the courtyard area (minimal charges apply)

This is a shared site with Manifold Farmhouse next door , we kindly ask you to respect the peaceful location and our late night policy of no external noise after 10pm.



Property Information

Our standard arrival and departure times are:

  • ​4pm on the day of arrival
  • By 10am on the day of departure 

Please do respect these times as they are in place to allow the housekeeping teams enough time to thoroughly clean the property before and after your stay



  • Please remove dirty or high heeled shoes on entry
  • Please do not bring any candles, tea lights or incense sticks as they are not allowed at the property
  • No fireworks or Chinese lanterns allowed
  • No smoking or vaping inside. Vaping can trigger the fire alarms
  • We ask that any outside socialising be brought inside by 10pm. We kindly ask that neighbours and local residents are not disturbed after this time, for more information please see our Noise and Behaviour Policy 
  • No glitter please as even the most eco friendly kind is impossible to remove from the soft furnishings and hard wearing floors
  • No Karaoke machines of any type


If you are looking for a holiday cottage that is accessible for everyone we have a wealth of properties that are suitable for guests with varied access needs. Many of our properties are situated in rural locations, offering peaceful settings that would be suitable for guests with autism & learning difficulties.

The Surrounding Area

Perched high on a hillside position, Manifold Barns enjoys beautiful views overlooking the Derbyshire valleys. The former working dairy farm is steeped in history yet the contemporary style blends seamlessly to provide a cleverly converted cluster of stone-built cottages, barns, stables and farmhouse around a courtyard setting.

Manifold Barns is part of the rural hamlet of Shottle located in lovely rolling countryside, on the southern borders of the Peak District National Park. Nearby Wirksworth is a  small yet charming market town on the edge of the White Peak and is full of character, and a real gateway to the Peak District.

Just a short drive to  Carsington Water offering superb water sports and bike hire facilities. The exquisite Chatsworth House, impressive Haddon Hall and Kedleston Hall are within easy reach, as well as Ashbourne with its quaint cobbled stone marketplace, Matlock Bath with its spectacular cable car to the Heights of Abraham , Ecclesbourne Valley Railway and Gulliver's Kingdom. Only 2 miles away, the Derwent Valley Mills World Heritage Site in Cromford is not to be missed.

Directions to Manifold Barns from Belper (approx. 15 mins):

•    From Belper follow signs to the A517 towards Ashbourne for (keep left following the A517) •    Follow for approx. 3 miles (you will go through Blackbrook & Shottlegate)
•    You will come to a crossroads with “The Railway” pub on the right •    Turn right at the crossroads onto B5023 towards Wirksworth
•    Follow Wirksworth Road for approx. 1.1 miles
•    The road will then have a fork to the left, do not go left, carry on right round the bend
•    Continue to follow the B5023 for a further 1.2 miles
•    You will go through the village of Idridgehay
•    Take the right turn signposted towards ‘Shottle’ onto ‘Jebbs Lane’ •    Follow Jebbs Lane for approx. 0.6 miles. You will approach a collection of buildings on your right handside – this is Manifold Farm

•    From Matlock head through Matlock Bath towards Cromford
•    After you have taken the right turn at the traffic lights up Cromford Hill into Cromford, follow the B5036 towards Wirksworth for approx. 1.7miles
•    You will go through Wirksworth
•    The road will turn into the B5023 •    Continue straight on the B5023 for 3 miles
•    You will see a sign for a left-hand turn, this is signposted towards ‘Shottle’
•    Take the left turn up to Shottle (‘Jebbs Lane’)
•    Follow Jebbs Lane for approx. 0.6 miles. You will approach a collection of buildings on your right handside – this is Manifold Farm
•    If you have booked ‘The Barns’ take the first entrance into the courtyard
•    You have arrived at Manifold Barns!

•    From Ashbourne follows signs to A517 towards Belper (Belper Road)
•    From A517 follow the road straight towards Belper for approx. 8.3 miles
•    You will go past the villages of ‘Hulland’, ‘Hulland Ward’ & ‘Turnditch’
•    You will approach a set of traffic lights at a cross-roads with ‘The Railway’ ahead of you on the right
•    Take the left turn onto the B5023 towards Wirksworth
•    Follow Wirksworth Road for approx. 1.1 miles

  • Black Swan, Idridgehay - Just over a mile walk from the property, serves bar, a la carte and pizza menus. 
  • The Hanging Gate, Shottle - Country pub serving hearty, seasonal pub food. Great beer garden. 
  • The Devonshire, Belper - Has a large menu serving pub classics  with a wide range of cask ales. 
  • The Joiners Arms, Quarndon, located in a pretty village this is a real hidden gem, offering a great selection of main meals, pizza menu and children's menu it caters for everyone. Also offers a great outdoor dining area too.

1. Carsington Water

Carsington Water is a 2 mile long reservoir managed by Severn Trent Water which is only a 20 minute drive from the property. There is plenty to see and do including cycling/walking around the reservoir there are two routes, a 3 mile route perfect for little legs (and big ones too) and an 8 mile cycling route for those who want a bit more of a challenge. There is also the opportunity for bird watching, fishing and water sports, including kayaking, windsurfing, sailing and paddle boarding. A large modern visitor centre at the reservoir includes a restaurant, shops and water sports centre. There is also a large outdoor area suitable for picnics and BBQ facilities for those warm summer days and a fantastic children’s outdoor play area for the little ones to enjoy.

​2. Wild Park Derbyshire

​Wild Park Derbyshire is only 8.5 miles away from the property and boasts to be the ultimate paint balling, quad trekking, laser tag and archery experience, they have recently also added crossbow and pistol shooting to their list of activities. They offer a variety of different packages, so whether you want an activity for a whole day or just a couple of hours there is something for everyone. ​3. Kedleston Hall

A beautiful example of an 18th century mansion, designed by the famous architect Robert Adam, Kedleston Hall was built for Sir Nathaniel Curzon in 1765 as a house to rival Chatsworth. Intended as 'a temple of the arts' and as the location for grand entertainments, the main house was never meant to be a family home, but a show palace in which to showcase the finest paintings, sculpture and furniture. The most spectacular example of this can be seen in Lord Curzon's Eastern Museum which is brimming full of a eclectic mix of treasures he amassed whilst Viceroy of India. Outside there is a variety of long and short walking routes, perfect for all the family (dogs included) around the Pleasure Grounds and park land to enjoy.

​4. Crich Tramway Village

An award-winning tramway museum, buy a ticket and take unlimited trams rides all day long a mile long track with various stops including the period village scene, where you can step back in time and along the recreated street. Enjoy a drink in the recreated 'Red Lion Pub' or explore one of the exhibitions in the recreated 'Derby Assembly Rooms'.  The woodland walk and sculpture trail is great for stretching the legs and to take in some amazing views over the Amber Valley.  Children will also enjoy the indoor and outdoor play areas

Located in Wirkworth,  in a old malthouse Northern Light Cinema offers a unique cinema experience with quirky comfortable seats/sofas. The bar has a variety of beers and wines to choose from and also offers Mediterranean inspired food. The 52 seater cinema shows a variety of films is also available for private hire.

What To Expect At Manifold Barns

A basic weekend supply of the following essentials are supplied (as there are no staff on site if you run out you will have to replace):

  • Hand soap
  • Loo rolls (1 x on the holder and 1 spare per bathroom)

  • Cling film & kitchen foil
  • 5 x dishwasher tablets

  • Utilities - Electric, gas, heating and hot water

Useful Information

  • ​2 x high chairs (if requested)
  • 2 x Travel Cots - we provide basic travel cot's that comply with BSI. Please note that due to health and safety reasons, you will need to bring cot linen and any extra padding you require over and above the lightly padded standard base that is supplied by the manufacturer.
  • Hair dryer (if requested)
  • Fresh linen with beds made up upon arrival
  • Fresh towels - Bath towel for each guest & hand towels in the bathrooms
  • Iron and ironing board and indoor clothes airer
  • Hoover and mop.
  • 1 x Blue tooth speaker compatible with any phone or device with blue tooth. 
  • There are 6 TV’s (all are Free View) located throughout Manifold Barns. Large TV with HDMI facility (guests do need to bring their own HDMI) in the dining room and TV in the lounge. A further 3 TV’S  are in bedrooms 16,18 and 21.
  • Log burner located in the lounge. 1 x complimentary basket of logs per log burner supplied upon arrival. Due to health and safety we cannot supply fire lighters or matches so please bring your own.
  • The bedrooms are numbered for your convenience
  • Christmas - throughout December the property will have a Christmas Tree decorated with a set of lights
  • Should you need a DVD player for your stay we do ask guests to please bring their own along with the relevant cable

Our domestic supply in the property does not have the capacity or set up to support EV charging. Please use this link, that you may find useful, for other nearby local charging stations. 


Outdoor Space

  • The property is on a shared location but you do have your own private space
  • To the rear of the property there is a patio area with picnic benches that seat 6 per bench
  • Sizeable lawn area
  • Outside tap located in the laundry room for use in the courtyard area (hosepipe available on request only)
  • Fabulous views
  • BBQ- charcoal- half oil drum style, available between the 1st April to 31st October, please supply your own charcoal and lighting equipment
  • Please do not move the garden furniture around, this is for your own safety, due to them being very heavy and also damage can easily be caused if the items are dragged


Property Quirks

  • Access is via a narrow lane so not suitable for coaches
  • With the property being on a shared site we do ask guests to stay within the areas of that particular property when socialising outside
  • There is a washing machine and tumble dryer in the laundry store across the courtyard but this is shared with the other property
  • Bedrooms are numbered for your convenience


Dogs

  • We allow 3 dogs at the property and charge £30 per dog for the duration of their stay
  • We do ask for dogs to be kept off the furniture and out of the bedrooms
  • Please make sure all dog litter is cleared from the garden and grounds
  • Please do not leave dogs unattended in the property or garden at any time, especially if there is livestock in the fields nearby


Wi-Fi

Wi-Fi is provided free of charge, however, due to the property being in a rural setting sometimes there may be intermittent signal beyond our control.  We also hope you appreciate we cannot guarantee Wi-Fi if there are technical issues in the area.
