Leading off bedroom 8 is a small compact King Size Double or Twin room, ideal for young children with use of the en suite in bedroom 8

Cooking and Dining

An immaculate, well equipped kitchen which is bathed in light from the stunning glassed doorway leading out onto a vast balcony area allowing you to admire the glorious views surrounding the property. Ideal for those warmer months where you can enjoy dining outdoors.

A bespoke kitchen fitted to the highest specification, offers all the modern appliances you would expect in a kitchen like this. An impressive central island with additional high stool seating on one side offers a fabulous area for everyone to help prepare the meals.  Featuring a built in Neff Electric Hob and an abundance of storage underneath this is a great space efficient addition.

The kitchen offer a full height fridge freezer, dishwasher, 2 built in Neff Electric cookers, plus a Neff microwave.  There is an additional undercounterfridge in the utility room.

The dining area is situated to the side of the kitchen area.  The 2 dining tables seat 22 comfortably, an ideal social space for everyone to come and dine together. 

Living Space

Hillcroft offers an incredibly spacious lounge, the main feature being the huge, deep blue luxury corner sofa ideally situated in front of the inviting log burner. With double doors leading into this room you can close these and this gives you a warm and welcoming space for you to unwind at the end of the day.  With 2 additional two seater sofas you are not short of space. 

The lounge is flooded with natural light so you can enjoy looking out to the garden. 

Garden and Outdoor Space

Being in the heart of the countryside you are spoilt for choice as to where to spend your outdoor leisure time. Leading from the kitchen is the vast balcony area, laid with artificial grass, lends itself to enjoy a few drinks at the end of the day whilst admiring the far reaching views.  A great space for the children to enjoy is the lawned area - there is plenty of space to kick a football or just have an good old fashioned run around! The gardens do wrap around the property so if you wanted to find your own quiet spot then you certainly would. 

Garden furniture consisting of a large, long table that seats 22 (with parasols available) on the terrace and a small table and chairs that seat 4 at the back of the property and BBQ will be available.

Hillcroft offers a secure garage where you can store your bikes or children's scooters. 

The gravelled driveway offers parking for 8 cars which still allows you to get your cars in and out without moving others about - but there is ample more space should you be happy to block each other in. 

The garden area has got a gate as you enter the property so once shut does make the garden secure

Property Information

Our standard arrival and departure times are:

  • ​4pm on the day of arrival
  • By 10am on the day of departure 

Please do respect these times as they are in place to allow the housekeeping teams enough time to thoroughly clean the property before and after your stay



  • Please remove dirty or high heeled shoes on entry
  • Please do not bring any candles, tea lights or incense sticks as they are not allowed at the property
  • Please no fireworks or Chinese lanterns
  • No smoking or vaping inside the property. Vaping can trigger the fire alarms
  • We ask that any outside socialising be brought inside by 10pm. We kindly ask that neighbours and local residents are not disturbed after this time, for more information please see our Noise and Behaviour Policy  
  • Not suitable for Hen and Stag groups
  • No glitter please as even the most eco friendly kind is impossible to remove from the soft furnishings and hard wearing floors
  • No Karaoke machines of any type

The Surrounding Area

Hillcroft is located just 8 minutes away to the market town of Ashbourne. With its medieval street layout and cobbled market place this town is a great day out with plenty to see and do.  With an array of different shops to browse, and cafes to enjoy you should be able to please all the family!

You are not far from many stately homes too, with Chatsworth House, Kedlestone Hall, Sudbury Hall, Tissington Hall and Hardwick Hall all being virtually on your doorstep it couldn't be easier to drive out to these and enjoy a wander round and take in the history that they all offer.

A family favourite day out has to be at Carsington Water, just a short drive away this water based activity venue is perfect for all those enthusiasts out there. Offering sailing, cycle hire, all types of water sports, sign posted walks it really doesn't matter if your are an experienced water lover or just trying things for the first time, Carsington can cater for all your needs.  With a great cafe and ice cream parlour on site too - why do you need to go anywhere else?

Alton Towers is a 30 minute drive away - an extremely popular tourist theme park - for those people who love the adrenaline of riding on the new and exciting rides that Alton Towers constantly keeps providing.  With a CBeebies area for the younger ones it caters for children of all ages.

Directions to Hillcroft from Ashbourne (approx. 10 mins):

  • From Ashbourne follows signs to A517 towards Belper (Belper Road)
  • From A517 follow the road straight towards Belper for approx. 3.5 miles
  • You will go past the village of ‘Sturston’
  • You will pass a sign that signals straight on for Atlow , Hognaston, Kirk Ireton or right to Belper (A517) & Carsington Water. Immediately after this there are a row of houses to the left and a sharp bend in front of you with a left turn on the bend ‘Gorse Ln’
  • You need to take the left turn off the bend onto ‘Gorse Ln’ towards Kirk Ireton, Hognaston & Atlow (there is a red post box and it turns to National Speed Limit)
  • Follow Gorse Ln for approx. 0.9 miles – you will come to a staggered crossroads on a bend
  • Take the left turn towards ‘Atlow’ onto ‘Atlow Ln’
  • Follow Atlow Ln for approx. 0.9 miles
  • You will go past a sign for ‘Bryn Farm’ on your left
  • The next property on your right is ‘Hillcroft’

Directions to Hillcroft from Matlock/Cromford (approx. 15 mins):

  • From Matlock head through Matlock Bath towards Cromford
  • After you have taken the right turn at the traffic lights proceed up Cromford Hill
  • At the crest of the hill there if a bridge in front of you – Turn right before this bridge
  • Carry on this road you will pass the Knockerdown pub on your left take the left turning after the pub Signposted Carsington Water
  • This will take you passed Carsington Water on your left hand side
  • At the end of this road at the Give Way junction turn left
  • Then turn immediately right on Brick Kiln Lane
  • Follow this road and bear right – sign posted Atlow continue on this road a short distance
  • Then you need to go straight over onto ‘Atlow Lane’
  • Follow Atlow Ln for approx. 0.9 miles
  • You will go past a sign for ‘Bryn Farm’ on your left
  • The next property on your right is ‘Hillcroft’
  • If you have come to the Village Hall you have gone a little too far turn you will see Hillcroft from their carpark – turn round here and it’s the house on your left

Directions to Hillcroft from Derby

  • From Derby head on the A6 – Duffield Road for 5 miles
  • From the main A6 road through Duffield head to Wirksworth Road (The Co-operative food on the corner)
  • Follow Wirksworth Road for 0.5 miles
  • You will come to a ‘T junction’ on the B5023 signposted left to Derby and right to Wirksworth
  • Turn right onto B5023 towards Wirksworth and follow for approx. 3.2 miles
  • You will come to a traffic lights at a cross roads with The Railway pub infront of you
  • Take a left at the lights onto Ashbourne Road (A517) and follow for 3.7 miles
  • Follow A517 for approx. 2.2 miles (you will go through Hulland Ward)
  • There will be a right hand turn signposted to ‘Atlow, Hognaston & Carsington Water’ – take this right turn onto ‘Dog Lane’
  • Follow Dog Lane for approx. 0.4 miles and you will come to a left hand turn signposted to ‘Atlow’ (there is a brick house opposite)
  • Take this left turn onto ‘Barrowmoor Lane’ and follow for approx. 0.3 miles
  • You will come to a junction, with a staggered crossroads
  •  Go straight over onto ‘Atlow Lane’
  • Follow Atlow Ln for approx. 0.9 miles
  • You will go past a sign for ‘Bryn Farm’ on your left

The Miners Arms, Carsington - 11 minutes drive away. Welcoming, families, walkers, dog lovers, and offering good traditional locally sourced food.

The Black Swan - Idridgehay, a 15 minute drive away.  Serving the pub classics, alongside great gastro choices and pizzas. 

The Joiners Arms - Quarndon, 20 minutes away. Offering a great variety of traditional pub food, pizzas and a children's menu, it caters for everyone. This pub has a fantastic, unique garden room dining area alongside the bar area and restaurant. Dogs are welcome in the bar area.

The Cock Inn - Muggington, 15 minutes away. Featuring dishes from around the world alongside the more traditional steaks and burgers, this is a great place to stop and get something to eat. 

The Olde Gate Inne - Brassington, 15 minutes away. Dog Friendly pub, offering sandwiches, traditional pub food and a Sunday Menu. Opened for lunches and evening meals.

The Green Man - Ashbourne, 8 minutes away. Modern and Traditional pub food. Bar snacks or small plates are available if you are not needing a hearty meal.

The Basement Thai Restaurant - Ashbourne, 8 minutes away. Opened for lunch and evening meals, offering authentic Thai dishes in an inviting location.

Cafe Impromptu - Ashbourne. offering full English Breakfasts, sandwiches, jacket potatoes, cakes coffees and teas this is a gem of a cafe to enjoy any time of day.

Bramhalls Deli & Cafe - Ashbourne. Open for breakfast, sandwiches and hearty meals, this friendly cafe is a real treat. Once you have enjoyed the food why not grab yourself a few items from the deli to take home. The cafe is also licensed. 

Betty's Sewing Box -  Ashbourne. Quirky Victorian Tearoom with great homemade cakes.

Chimes Coffee Shop -  Ashbourne. Great homemade cakes, exceptional coffee, a great place to sit and watch the world go by whilst enjoying the varied menu.

St John's Street Gallery and Cafe - Ashbourne. Situated above the gallery this cafe offers a breakfast menu and a lunch menu. Serving great Italian coffees and a choice of homemade cakes you'll be spoilt for choice. Also licensed.


​Fresh Delivered Meals and Take Aways

Sauced Here - fantastic selection of home made prepared meals from local chef/cooks - great for large groups. They also provide  a full basket of groceries from local producers that can replace a supermarket delivery.

Scoff - Delicious, home-cooked food, delivered to you in the Peak District.

Market Place Fish & Chips Restaurant - Ashbourne. Situated in the centre of town you can enjoy good old fashioned food with excellent portions at a great value. Can sit in or Take Away.

Anayas Indian - Ashbourne, 8 minutes away. Offering a warm and friendly atmosphere, this restaurant offers authentic Indian cuisine. Also offer a takeaway service. Can delivery but over a 5 mile radius will charge.





    Our Favourite Things to Do

    ​1. Carsington Water

    Carsington Water is a 2 mile long reservoir managed by Severn Trent Water which is only a 10 minute drive from the property. There is plenty to see and do including cycling/walking around the reservoir there are two routes, a 3 mile route perfect for little legs (and big ones too) and an 8 mile cycling route for those who want a bit more of a challenge. There is also the opportunity for bird watching, fishing and water sports, including kayaking, windsurfing, sailing and paddle boarding. A large modern visitor centre at the reservoir includes a restaurant, shops and water sports centre. There is also large outdoor area suitable for picnics and BBQ facilities for those warm summer days and a fantastic children’s outdoor play area for the little ones to enjoy.

    2. Kedleston Hall

    A beautiful example of an 18th century mansion, designed by the famous architect Robert Adam, Kedleston Hall was built for Sir Nathaniel Curzon in 1765 as a house to rival Chatsworth. Intended as 'a temple of the arts' and as the location for grand entertainments, the main house was never meant to be a family home, but a show palace in which to showcase the finest paintings, sculpture and furniture. The most spectacular example of this can be seen in Lord Curzon's Eastern Museum which is brimming full of a eclectic mix of treasures he amassed whilst Viceroy of India. Outside there is a variety of long and short walking routes, perfect for all the family (dogs included) around the Pleasure Grounds and park land to enjoy.

    ​3. Sudbury Hall

    Sudbury Hall is situated 15 miles away from Hillcroft and a 30 minute drive. A National Trust Country Home of the Vernon family, this property has a wealth of history to take in as you walk around the hall. Used for the filming of some of the locations of the BBC's adaptation of Pride and Prejudice it makes it a more exciting day trying to recognise where they filmed. Situated in the Hall's old service wing the Museum of Childhood is a must for all ages to enjoy.  Walk through the Victorian Street and have a go with the games they enjoyed.  Explore the childhoods of years gone by and remember the toys you used to play  with.  There is also an opportunity of being a pupil from the Victorian era and see how school life was back then compared to now.

    4. Alton Towers

    Arguably one of Britain’s best theme parks, Alton Towers is only a 30 minutes’ drive away. The infamous Alton Towers resort offers a great family day out, as well as the renown rides which provide enough excitement even for the most ardent fun seeker, the Cbeebies land is a great addition to cater for the youngest family members. The waterpark is also not to be missed, with rides for the adrenaline junkies as well as relaxing areas for those who just want to chill out in the Lagoona Bay. And for those looking for a more relaxing day, the Spa is a great place to unwind and chill. The Spa also offers a great selection of treatments if you are feeling indulgent.     5. Peak Wildlife Park

    A 30 minute drive way located at Winkhill, this wildlife park is a great destination for families, with walk-throughs which allow you to come face to face with exotic and endangered animals such as lemurs, penguins and wallabies. There are opportunities to feed the animals by hand and also a large outdoor play area, sandpit and bouncy castle to keep the little ones occupied.

    A basic weekend supply of the following essentials are supplied (as there are no staff on site if you run out you will have to replace):

    • 2 x travel cots - we provide basic travel cot's that comply with BSI. Please note that due to health and safety reasons, you will need to bring cot linen and any extra padding you require over and above the lightly padded standard base that is supplied by the manufacturer.

    • For reason of both safety and property insurance, under no circumstances should you use the domestic plug sockets in the property to charge an electric vehicle. Our domestic supply in the property does not have the capacity or set up to support EV charging. Please use this link, that you may find useful, for the local nearby charging stations.

    Property Quirks

    • Bedroom 8 also has a compact bedroom that leads off which sleeps 2- there is no separate access you will need to walk through this bedroom to get to this extra room
    • Fabulous terrace leading from the kitchen which does have toughened glass as a barrier we do ask that children do not climb on this
    • There are various steps around the garden space so please be careful
    • There are bi-fold doors leading from the kitchen so please do not let children play with these at any times
    • Bedroom 5 and Bedroom 8 have access to a small balcony we do advise that children do not enter this area un-supervised
    • There is a low wall at the end of the garden so please do not leave dogs or children unsupervised in this area
    • There are gaps under the main gate please do not leave dogs unattended when outdoors


    Dogs

    • We allow 3 dogs at the property and do charge £30 per dog for the duration of their stay
    • Please do not let dogs go on any furniture or in any of the bedrooms
    • Please clear any dog litter from the gardens or grounds
    • Please do not leave dogs unattended at any time in the property and garden and please keep under control once outside especially if there is livestock in the fields nearby


    Wi-Fi

    Wi-Fi is provided free of charge, however, as the Peak District is in a beautiful rural location sometimes there can be intermittent signal that is beyond our control.  We also hope you appreciate that we cannot guarantee Wi-Fi if there are technical issues in the area
